<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">Generally speaking, as a smaller investor I’m not suggesting you go to Bank of America trying to get them to sell you bulk reo packages.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">However it’s important to realize that not all lenders are created equally…</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">In other words there are lenders that fit into different niches. B of A would be a large lender obviously.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">But what about the small to middle sized lenders.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">These would be more local and regional lenders.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">Picture an office with a smaller staff. You have a manager that oversees activities such as clerical, generating new loans and customers, and collections.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">COLLECTIONS…</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">In this economy you KNOW this is where a lot of attention is spent for these smaller lenders.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">People who stop making their loan payments which produces a non-performing loan greatly affects lenders of this size.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">Nowadays this is a real challenge for lenders.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">When they have loans go bad and are forced to take back the properties that secured them, they have to get rid of those properties quickly to clean up their books.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">By contacting these types of lenders, you can start to build relationships in hopes you can be a source of help to them to solve these types of problems they’re currently having.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">By <a href="http://www.on2url.com/app/adtrack.asp?MerchantID=9158&amp;AdID=593019" target="_blank">creating a buyers list in advance</a>, you can come loaded with a potential exit strategy for the properties you’re able to pick up from these lenders.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">You can also ask those lenders if they’re interested in getting rid of their reos in package deals…<a href="http://www.on2url.com/app/adtrack.asp?MerchantID=9158&amp;AdID=592640" target="_blank">bulk reo packages</a>.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">This can help them clear their books of these properties faster and also give you a chance to negotiate a better overall purchase price.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">You might have them throw in a small percentage of their undersirable properties to show them you’re REALLY here to help them out.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;"><a href="http://www.on2url.com/app/adtrack.asp?MerchantID=9158&amp;AdID=593019" target="_blank">Create a junk property buyers list</a> to flip these types of properties to fast. Even if you break even on those homes it’s okay if you’re structuring a deal to pick up the other more desirable properties at good bargains you know your other buyers list will want to pay more for.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">What about picking up “non-performing” loans BEFORE they’re REO’s?</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">If these same lenders are frustrated with debters who aren’t making their payments, ask if they’d be interested in selling the notes of these non-performing loans at a discount.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">Before you do this create a list of note buyers and find out what their buying criteria is.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">Then structure these purchases to have enough of a discount in them for you to be able to sell the notes at a profit.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">Or you could take control of these notes and start the foreclosure process to pick up these properties yourself.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">By suggesting all these things to smaller lenders, you’re able to maximize the relationships you create to be able to buy individual bank reos, bulk reos, or discounted notes.</span></p>
<p><span style="font-family: arial,helvetica,sans-serif; font-size: medium;">You’re creating VALUE for them in your services so you become the person they think of when they have problems they need a solution for.</span></p>
