By creating a buyers list in advance, you can come loaded with a potential exit strategy for the properties you’re able to pick up from these lenders.

You can also ask those lenders if they’re interested in getting rid of their reos in package deals…bulk reo packages.

This can help them clear their books of these properties faster and also give you a chance to negotiate a better overall purchase price.

You might have them throw in a small percentage of their undersirable properties to show them you’re REALLY here to help them out.

Create a junk property buyers list to flip these types of properties to fast. Even if you break even on those homes it’s okay if you’re structuring a deal to pick up the other more desirable properties at good bargains you know your other buyers list will want to pay more for.

What about picking up “non-performing” loans BEFORE they’re REO’s?
